Don’t Be Deceptive– Avoid Using These Scammy Mailers

Real Estate Law| Wholesaling 22 Mar

Beware of Scammy Mailers Over the few years I’ve been active on the website BiggerPockets, I’ve seen a few commercial printers pushing their top-of-the-line products for direct mail — official-looking envelopes that look like they’re being sent from the government. It’s important to be wary of these scammy mailers and avoid falling for their deceptive tactics. […]

Keep it legal, wholesalers: Deceptive Practices & Ohio Law

Real Estate Law| Wholesaling 22 Mar

The debate about the legality of wholesaling burns brightly on BiggerPockets and the rest of the Internet. I’ve said my peace on the matter before, so today I want to talk about something different: deceptive practices. Wholesalers often find themselves stretching the truth to close the deal, whether it’s misrepresenting that you’re the end buyer, or even […]

Ohio Department of Commerce releases Spring ’14 disciplinary report

Wholesaling 16 Aug

The Department of Commerce, whose job it is to regulate licensure of real estate brokers, recently released the first-quarter 2014 disciplinary actions. We’re beginning to see the consequences of the new crack-down attitude of the ODC against unlicensed real estate wholesaling, which I have discussed earlier in this article. This is some really bad news for wholesalers. Chad […]

Wholesaling: A Brief Legal Analysis

Wholesaling 16 Aug

In my opinion, those involved in wholesaling real estate are facing a losing battle when it comes to state real estate commissions Don’t misunderstand my motivations here–I don’t like licensing statutes (not even, as it were, state bar examinations and licenses). The ethics that these licenses are supposed to bring to their respective professions seem […]

Elizabeth K. Lybarger, Attorney

My name is Elizabeth K. Lybarger, and I am the associate attorney at Carson Law Firm. I first joined Carson Law Firm as a legal assistant in 2019 while pursuing my law degree through the part time evening program at Cleveland State University College of Law. I graduated from law school in December 2022 and became licensed in 2023.

My primary areas of practice are probate estate administration and estate planning, but I also assist clients with business formations, FinCEN Beneficial Ownership filing requirements, real estate transactions, and foreclosures.

I’m dedicated to helping my clients navigate the difficult times that come after the passing of a loved one and ensuring that the estate administration process goes as smoothly and cost effectively as possible.

During law school, I was a member of the Women’s Law Student Association and participated in the Transactional Law and the Community Advocacy Clinics. My work in these clinics provided real life experience dealing with local nuisance abatement regulations and community advocacy groups.

Outside of work I enjoy spending time with my husband, Adam, and our dog Pippin. I also enjoy baking bread, listening to audiobooks and podcasts, and riding horses with friends.
